Market commentary · Bondi 2026

Bondi in 2026. What the sales are actually saying.

One hundred and eleven sales to the end of September. Twenty houses, ninety-one units. $255 million, and for once the apartments carried most of it.

The year, read plainly.

Each year the headlines reach for the same handful of words about Bondi: record, frenzy, runaway. The transaction record tells a quieter and far more useful story.

The 2026 record runs from 15 January to 29 September. 111 sales: 20 houses and 91 units, worth $254.9 million. The house median is $4.08 million. The unit median is $1.60 million.

Bondi is an apartment market first. Four sales in every five were units, and units carried $165.3 million, 65 per cent of the money. That is the opposite of every prestige suburb around it, where houses do the heavy lifting. Houses here are scarce, and when one comes up, it is contested.

Volume, month by month.

February was the busiest month: 22 sales, 17 of them units. The pace held through autumn, with 15 to 19 sales in each month from March to June. July was almost silent, with one sale. Then spring returned: six sales in August and 12 in September, 11 of them apartments.

Every sale, plotted.

Each dot is one sale. The units form a dense band between $1 million and $3 million. The houses sit above them, mostly between $3 million and $5 million. 6 Jackaman Street led the year at $8.725 million in February. Two of the next three results are recorded as units but are houses in all but title: 3 Moore Street at $7 million and 1/14 Penkivil Street at $6.7 million.

Where the money traded.

The entry to Bondi is deep: 65 of the 91 unit sales were under $2 million, and another 23 sold between $2 million and $3 million. The house market starts where the units stop. Thirteen of the 20 houses sold between $3 million and $5 million, the band where buyers are most numerous and most discerning about condition, layout and value. Only six houses cleared $5 million.

HousesUnits

Quarter by quarter.

The second quarter was the strongest: 52 sales and $113.1 million, after $101.4 million from 40 sales in the first. The third has been quieter, 19 sales for $40.3 million with only three houses, but September’s 12 sales show the market picking up again.

The top of the market.

6 Jackaman Street, a substantial family home on a tightly held street, set the benchmark at $8.725 million. 2 Denham Street followed at $6.308 million, five days later, and 15 Anglesea Street sold for $5.9 million in June. Bondi’s prestige tier is real, but narrow: what these results share is land, parking and family accommodation that cannot be replicated street by street.

My view.

It is worth saying what the market is not. It is not uniformly hot. The prestige tier is real but narrow, and most of Bondi trades in a tighter, more rational range: apartments under $2 million, houses between $3 million and $5 million.

For apartment owners, depth is the advantage. Ninety-one apartment sales means buyers have plenty to compare against, and the well-presented, well-positioned apartments are the ones that stand out. For house owners, scarcity is the advantage. Twenty houses in nine months means every good one is noticed.

The market will pay generously for a well-presented home in a sought position, and it will pay for land it can do something with. It will not pay a premium for hope. The difference between a strong result and an ordinary one in 2026 is rarely the property. It is the preparation, the timing and the counsel behind it.

Scarcity, not sentiment, is doing the work.

Methodology. Bondi NSW 2026. The 2026 figures are calculated from the updated sales file of 113 records dated 15 January to 29 September 2026. One record without a published sale price (6/15 Penkivil Street) is left out of this page. 1/14 and 2/14 Penkivil Street appear at the same price on the same day; they are counted once, as a single $6.7 million sale. That leaves 111 sales: 20 houses and 91 units. Several unit pairs share a building, a price and a date (40-46 Penkivil Street, 8-10 Flood Street, 20 Edward Street, 32 Edward Street and 22A New Street) and are counted as separate sales, as recorded. Houses include one-storey records. 3 Moore Street and 1/14 Penkivil Street are recorded as units. Medians, totals, bands, quarterly figures and street counts are calculated directly from the 111 sales. Sales data is indicative, not a valuation. Past results are not a guarantee of future outcomes.
