Tamarama is one of the smallest markets I report on. Twenty sales are recorded since late January: ten houses and ten apartments. With so few, each sale matters, so I have listed them all.

The short version: the median house sold for $7.99 million and the top sale passed $20 million. The median apartment sold for $2.09 million, the highest apartment median in any of my recent updates.

Every recorded house sale, 24 January to 26 September 2026

The top was 9 Kenneth Street at $20,025,000 in September, more than twice the next sale. 89 Fletcher Street made $10 million in January. At the other end, two neighbouring houses at 20 and 22 Tamarama Street sold ten days apart in February, for $3.1 million and $3.2 million.

Fletcher Street carried the most activity. Four houses sold there, between $5.4 million and $10 million.

Three of the ten houses are recorded with eight or more bedrooms: 9 Kenneth Street, 19 Dellview Street and 13 Fletcher Street. The record does not say whether they are single homes or more than one dwelling. Leave those three out and the median of the other seven is $6.3 million.

Every recorded apartment sale, 24 January to 26 September 2026

One sale stands apart. 9/63 Fletcher Street, a three-bedroom apartment, made $8.8 million in April. That is more than six of the ten houses. The other nine apartments sold between $1.07 million and $3.15 million.

Two-bedders are the core of the market. Five sold, from $1.38 million to $2.84 million. Three of the ten sales were on Silva Street.

Tamarama's apartment median is almost $400,000 above Rose Bay, the next highest. There are few apartments here and they rarely come up.
