I have gone through 124 sales recorded in Bondi Junction and Queens Park since mid-January. That is 49 houses, 74 apartments and one shopfront building. Every one of them is listed below with its price.
The short version: there are two house markets here. The median house in Bondi Junction sold for $2.74 million. In Queens Park it was $4.85 million. The median apartment sold for $1.42 million, and Oxford Street carries the volume.
How to read this Every sale here has a recorded price. One sale, a shopfront with two apartments, is listed but left out of the house median. Duplicate records have been removed.

The largest group sold under $3 million: 21 of the 49. Nineteen of those were in Bondi Junction, where 31 houses sold in all. Fourteen of the 49 were marketed as terraces, at a median of $2.67 million.
Queens Park is a different market. Eighteen houses sold there and half made $5 million or more. The top was 84 Queens Park Road at $14.5 million in March. In Bondi Junction the top was 57 Ruthven Street, $10 million in January. The lowest sale was a terrace at 107 Old South Head Road, $1.85 million.

The step from three bedrooms to four is the big one, about $2.4 million at the median. Eleven of the fifteen four-bedroom sales were in Queens Park, so part of that step is location. Three-bedroom houses are the core of the market, with 21 sales.

Queens Park Road leads on three sales. St James Road, near Centennial Park, had five sales from $2.65 million to $7.3 million. Denison Street and Ruthven Street each had five sales, at medians of $2.4 million and $2.6 million.
Two neighbouring period houses, 71 and 73 Old South Head Road, sold a month apart for $5.36 million and $5.5 million.

At $3.8 million this is the most affordable house market of the six. Queens Park on its own, at $4.85 million, sits not far below North Bondi and Bondi Beach.

The busiest band was $1 million to $1.25 million, with 20 sales. Thirty-two of the 74 sold between $1 million and $1.5 million. The top was 1701/568 Oxford Street at $6,625,000 in April, well clear of the next sale at $3.5 million.

Oxford Street had 20 of the 74 sales, from $925,000 to $6.625 million. Spring Street has the highest median, lifted by four sales at 71-85 Spring Street between $2.4 million and $3.5 million. Three apartments at 18 Llandaff Street sold within two weeks of each other, each for about $1.17 million.
