The sales evidence reinforces the strength of Tamarama’s prestige tier. 2 Mirimar Avenue sold for $20.5 million in December 2025, while 10 Carlisle Street recorded a $20.1 million result in March 2025.

The middle of the prestige market was also active. 1/22 Gaerloch Avenue sold for $15 million, 283 Birrell Street sold for $14.5 million, 27 Carlisle Street sold for $12.35 million, and 1A Ashley Street sold for $11.75 million.

Early 2026 Sales Update

The strength has carried into 2026. 89 Fletcher Street, Tamarama sold for $10 million on 24 January 2026, showing that the depth of demand for quality Tamarama homes has continued beyond the 2025 calendar year.

The apartment market has also shown strength at the upper end. 63/20 Illawong Avenue sold for $3.2 million in December 2025, reflecting buyer appetite for premium beachside apartments with strong position and lifestyle appeal.

The Illawong Avenue market is particularly important because of the renewed attention around Skye Tamarama, the redeveloped Harry Seidler-designed building at 20 Illawong Avenue. Reports described the project as a major $100 million redevelopment, with premium apartments being marketed in late 2025.

What the Sales Reveal

These results confirm Tamarama’s status as a statement market — a suburb where architecture, land, ocean proximity and address can command global-level pricing.

The strongest sales are not simply about bedroom count. They are about position. Ocean outlook, beach proximity, privacy, land size, architectural quality and rebuild potential all carry significant weight.

Tamarama buyers are rarely comparing the suburb with broader Sydney. They are comparing one irreplaceable coastal position with another. That is why a limited number of streets — Carlisle Street, Gaerloch Avenue, Fletcher Street, Illawong Avenue, Mirimar Avenue and Ashley Street — continue to attract intense attention when quality homes appear.

Buyer Profile and Behaviour

The Tamarama buyer is sophisticated, selective and often already familiar with the Eastern Suburbs prestige market.

Buyers are commonly high-net-worth families moving from Vaucluse, Bellevue Hill, Dover Heights, Bronte, Bondi or overseas. Tamarama also attracts entrepreneurs, creatives, executives and public figures who want a coastal lifestyle without the scale or exposure of Bondi.

What drives value here is clear: ocean frontage, architectural quality, privacy, limited street grids, low turnover and the emotional pull of the coastline.

It is prestige with restraint — confident, but not performative.

In my view, Tamarama is one of the purest scarcity markets in Sydney.

There is very little land, very little turnover and very little opportunity to replicate what already exists. That is why the best homes here do not behave like ordinary property. They behave like rare assets.

But this is also a market where strategy matters. Buyers at this level are highly informed. They know the difference between an ordinary coastal address and a truly exceptional one. Presentation, timing, pricing and buyer management are critical.

For owners, Tamarama rewards patience and precision. For buyers, it requires readiness. The best opportunities are often contested quietly, and in many cases, before the broader market even sees them.
