Across the first half of 2026, sixty-seven houses changed hands between North Bondi, Bondi Beach, Bondi and neighbouring Tamarama, for a combined $355.4 million. Stripped of adjectives, the figures describe a market that is deep and well-supported at the top, selective in the middle, and disciplined at the entry. Demand has not evaporated; it has simply become more particular about what it will pay a premium for.

The median sale of $4.85 million sits close to the broader suburb figures reported by CoreLogic and Domain through early 2026, while the average of $5.3 million is pulled higher by a thin band of genuine prestige results. That gap between median and mean is itself the story — a handful of trophy sales doing a great deal of the lifting, with the bulk of the market trading in a tighter, more rational range.

An objective view

It is worth saying what the market is not. It is not uniformly hot. Of the sixty-seven sales, thirteen cleared $7 million and only two passed $10 million — the prestige tier is real but narrow. Beneath it, the largest cohort of homes traded between $4 and $5 million, the band where buyers are most numerous and, increasingly, most discerning about condition, layout and value. The further a home sits from move-in ready, the harder its owners had to work for the result.

North Bondi leads

With 27 of the 67 sales and a median of $5.39 million, North Bondi commands a clear premium over Bondi and Bondi Beach (both near $4.3–$4.4 million). Scale, parking and proximity to the park and beach explain most of the gap.

Land is the asset

At a median of roughly $17,300 per square metre of land — within the $13k–$20.7k range reported for Bondi this year — buyers are plainly paying for dirt and position, not finishes. Houses with development approval or genuine upside sold strongly.

A two-speed market

Finished prestige homes and scarce family houses met deep competition. Smaller, older or compromised stock still sold, but to a thinner, more price-sensitive field. The averages conceal that divergence.

The prestige end deserves its own note. 99 Murriverie Road, North Bondi set the pace at $13.3 million — a resort-scale six-bedroom holding — followed by the freestanding Tamarama beach house at 89 Fletcher Street on $10 million. What these results share is not marketing gloss but genuine scarcity: large parcels, beachside positions, and the kind of accommodation that cannot be replicated street by street. Scarcity, not sentiment, is doing the work.
