Bondi on the market

Bondi, Bondi Beach, North Bondi and Tamarama. What sold over the past twelve months, what is for sale now, and where asking prices sit against the evidence.

Postcode 2026 is four suburbs with one name in common. Tamarama trades at nearly double Bondi for a house. Campbell Parade sets records while a street back, apartments sell for a fraction of the price. I have reported houses and apartments separately, and set each listing against sales in its own building or street.

The short version: the top end is still being paid for. The middle is more careful than it was six months ago.

The postcode’s house market sits between $3 million and $7.5 million. Ninety-eight of the 138 sales landed in that range. At the top, 126 Brighton Boulevard in North Bondi sold for just over $24 million in March, 2 Mirimar Avenue in Tamarama for $20.5 million and 148 Hastings Parade for $17.4 million.

The suburbs are distinct markets. Bondi houses have a median of $4.25 million. Tamarama’s is $8.18 million, from only 15 sales. North Bondi carries the most volume, with 56 sales.

The median fell from $5.3 million in the first half of the year to $4.78 million in the second. Fewer trophy homes sold in the second half, and recent sales are still settling into the record. The top end has paused. It has not fallen.

For comparison, Bondi Junction’s house median over the same twelve months was $2.8 million. A house in the 2026 postcode costs almost twice as much.

Most apartments sold between $1 million and $2 million. Forty-one sold under $1 million. Thirty sold for $5 million or more, and ten of those were on Campbell Parade. The top two sold for $15 million each: 252 Campbell Parade, Bondi Beach, and 1/22 Gaerloch Avenue, Tamarama.

Bondi, Bondi Beach and North Bondi sit within $125,000 of each other on the median. Tamarama is the outlier at $2.31 million, from a small number of sales.

The median fell from $1.77 million in the first half to $1.6 million in the second. Buyers are still active. They are simply less willing to stretch.

Commentary: Five sales in the building this year. $1.25m is in line with 204, the entry point.

Commentary: $2.1m is a premium number for one bedroom. The penthouse sale shows what the building commands at the top, not the bottom.

Commentary: Priced below the neighbouring blocks. No parking explains part of it. It looks well placed.

Commentary: Larger apartments on the street have sold between $2.3m and $2.65m. Two car spaces help.

Evidence: No sales in this building. Best on Curlewis Street: 17 and 10/44-46, $1,820,000 each (Feb 2026).

Commentary: A 4-bed with two car spaces is rare on this street. It will sit well above anything Curlewis has sold this year.
