Bronte: the six-year street-level snapshot

Median price, volume, and every street with two or more verified sales, houses and units, 2020–2026.

Bronte’s house median jumped hard through the 2021 boom — from $3.96 million to $5.53 million in a single year — and has held broadly in that $5–$5.9 million range ever since, easing only slightly to $5.25 million this year. It’s one of the steadier post-boom pictures in the Eastern Suburbs: a sharp step up, then a genuine plateau rather than either further growth or a real pullback.

A 40% jump in one year, then five years of holding steady. Bronte’s house market found its level early and hasn’t really moved since.

Reading the street data

Bronte Road is the suburb’s defining address on both sides of the ledger — 26 house sales at a $6.67 million median and 93 unit sales at $1.39 million, the latter giving Bronte one of the deeper, more trustworthy unit markets among the smaller Eastern Suburbs. Read Street and Hewlett Street follow on the house side, both with medians above $4.7 million, while Macpherson Street (63 unit sales) and Pacific Street (38 sales, $2.0 million median) round out a solid spread of unit trading.

24 qualifying unit streets, Bronte, 2020–2026. “Average” is the median sale price; “bottom” and “top” are the lowest and highest verified sales recorded on that street.

Bronte Road does double duty as the suburb’s busiest house street and busiest unit street. Whatever happens there tends to set the tone for the rest of the suburb.

On the data. Figures cover verified sales only — nominal transfers under $50,000, undisclosed prices, and confirmed development-site batch records excluded. A street qualifies for inclusion with two or more verified sales in the six-year window. “Bottom” and “top” sale figures reflect the individual properties recorded on that street and can include a wide range of dwelling sizes and conditions — a single-street range is not itself evidence of where a specific property would price.

If you’re weighing up a sale on one of these streets, the suburb median only gets you so far. I price every appraisal against what that specific street has actually done — not just this year, but across the full cycle.
