North Bondi: the six-year street-level snapshot
Median price, volume, and every street with two or more verified sales, houses and units, 2020–2026.
North Bondi’s house median has climbed steadily and, unusually for this data set, is still rising in 2026 — up to $5.31 million from $4.4 million last year, and more than 60% above where it started in 2020. It’s one of the few suburbs in the Eastern Suburbs bucking the broader 2026 softening trend, at least on the house side.

While most of the Eastern Suburbs gave back some of 2025’s gains this year, North Bondi’s house median kept climbing. That’s worth watching rather than assuming it’s a one-off.
Reading the street data
Murriverie Road leads North Bondi’s house market with 33 sales at a $6.03 million median, well above the suburb-wide figure and reflecting its position closer to the headland. Hastings Parade is the standout on the unit side — 62 sales at $2.03 million, meaningfully higher than most other North Bondi unit streets, likely a function of proximity to the coast. Blair Street and Clyde Street round out the next tier of house streets, both in the low-to-mid $4 million range.
