Building profile · Bondi Junction
Nineteen levels at the top of Oxford Street. 133 apartments. A building that sold out quickly — and a resale record worth reading.
VUE stands at the top end of Oxford Street, at the gateway to Bondi Junction. DJRD Architects designed it. The curved tower is hard to mistake for anything else in the Junction — and that matters more to value than most owners think.
It rises 19 levels above one of the best-connected precincts in Sydney. There are 133 one, two and three-bedroom apartments, with two levels of penthouses at the top. About 600 square metres of retail sits at street level. There is secure parking for 130 cars.
Lindsay Bennelong delivered the project with a local investment consortium. It sold out quickly. That said two things early. The design was right. So was the position.
The apartments are made for easy living. Clean lines. Good natural light. Layouts that work. They suit a quiet night at home as well as they suit entertaining.
A building proves itself on resale, not at launch. One-bedroom apartments have traded from the mid-$600,000s to about $1.5 million, depending on aspect, level and view. Two-bedroom apartments are the core of the building. They have sold between roughly $870,000 and $1.7 million, with the average in the mid-$1.2 million range.
Historical resale range at VUE
That spread tells the story. VUE serves several kinds of buyer, from the investor at the entry point to the owner-occupier who wants the outlook. The better layouts and the higher floors are in short supply. They take the stronger prices.
Elevation, outlook and internal size set the price. The address alone does not.
This fits what I see across Bondi Junction. Well-located buildings with a clear architectural identity hold up better than generic apartment stock. At VUE, the views, the design and the walk to transport and shops have supported both resale prices and rental demand.
The raised podium sets VUE apart. Residents have a resort-style pool and recreation area above the street. The view from there runs across the city skyline to the harbour.
Access is controlled throughout the building. An on-site building manager keeps the day-to-day running smoothly. Buyers ask about both, and they should.
Westfield is moments away. So is the Bondi Junction transport interchange. The beaches are a short trip east. It is a connected address in one of the more tightly held parts of the Eastern Suburbs.
