The story

Not just another apartment building. A building with a story.

Aira combines architecture, scale, privacy and long-term capital performance. That combination is rare anywhere. In Bondi Junction it is rarer still.

What was delivered on the site is now one of the suburb’s most successful boutique apartment developments. Aira, also marketed as Aria, has just nine whole-floor residences. Each one offers the privacy and proportions you’d expect of a house, not an apartment.

Recent sale marketing describes the building as architecturally acclaimed, with a strong focus on privacy, design and low-maintenance luxury.

The building

Defined by scale and scarcity.

Each apartment occupies its own level. With only nine residences, there’s no sense of volume. No long corridors. No crowded lift lobbies. No tower environment. Instead, Aira delivers something far more personal: the ease of strata living without giving up space, light or privacy.

i

Whole-floor residences

One apartment per level. Privacy and separation that is increasingly rare in Bondi Junction.

ii

Private lift access

The lift opens to your floor. No shared corridors, no neighbours across the hall.

iii

North and north-east aspect

Natural light through the apartments, cross-flow ventilation and a calm, elevated feel.

iv

Generous accommodation

Three bedrooms, three bathrooms and large indoor-outdoor living zones in every residence.

v

Secure basement parking

One or two car spaces per apartment, in a suburb where parking is increasingly scarce.

vi

Considered finishes

Natural stone, timber flooring and European appliances. Refined, but practical.

They don’t feel like standard units. They feel like houses in the sky.
And that distinction is what keeps driving demand

Recorded sales history

Low turnover. Strong appreciation.

The sales history shows how tightly held the building has become, and how strongly buyers respond when an apartment does come up. Three residences have resold. All three show substantial gains.

Domain’s building profile records the February 2026 sale of 1/5–7 Waverley Crescent at $3.4 million, after an earlier purchase at $2.16 million in 2013, and the May 2025 sale of 4/5–7 Waverley Crescent at $3.85 million, along with earlier sales across the building. Percentage gains are calculated on recorded prices. Sales data is indicative, not a valuation.

What the history shows

More than growth. Consistency.

Over twelve to fifteen years, values in the building have appreciated substantially. The strongest resale recorded a 75% gain. That stands out in a suburb where many larger developments haven’t followed the same path.

It hasn’t been driven by market momentum alone. It’s been driven by the building’s fundamentals. New developments in Bondi Junction are shaped by density, feasibility and smaller apartment formats. Large, whole-floor apartments in boutique buildings simply aren’t being delivered in meaningful numbers.

That is why Aira sits in a different category from standard apartment stock.

What buyers struggle to find

  • 01Large internal proportions
  • 02Whole-floor privacy
  • 03Boutique scale, nine residences
  • 04Strong natural light
  • 05Secure parking
  • 06A park-side setting, walking distance to the Junction

Lifestyle positioning

Privacy without isolation. Convenience without compromise.

Aira’s position on Waverley Crescent is central to its appeal. Set opposite parkland, it has a quieter, greener outlook than most apartment buildings in Bondi Junction. Yet within minutes you can walk to Westfield, cafés, restaurants, medical services and the Transport Interchange. The CBD is an easy train or bus ride away.

In a suburb where density keeps increasing, positions like this become more valuable, not less.

Alan Weiss’ view

The strongest buildings aren’t always the largest. The best long-term performers are often the ones that are hard to repeat.

In my view, Aira is one of Bondi Junction’s most successful boutique apartment buildings because it delivers what the market now wants but rarely finds.

It has scale. It has privacy. It has architectural identity. It has a limited number of residences. And it has a location that gives residents both convenience and breathing space.

With only nine residences and a high share of long-term owners, opportunities to buy are extremely limited. Apartments of this calibre are often known to serious buyers before they ever reach the broader market.
