Point Piper: the six-year street-level snapshot
Median price, volume, and every street with two or more verified sales, houses and units, 2020–2026.
Point Piper trades on the smallest house volumes of any suburb in the Eastern Suburbs — just one sale in the first seven months of 2026, and never more than ten in any full year across the whole period. The reported medians, swinging from $10.15 million to $41.75 million year to year, are a direct reflection of that: this is a market of individual mansion sales, not a smooth trend line, and I’d treat any single year’s figure here as one data point rather than a market signal.

One house sale in seven months. In Point Piper, there simply isn’t a market in the conventional sense — there’s a handful of transactions a year, each one a story of its own.
Reading the street data
Wunulla Road (11 sales, $17.5 million median) and Wolseley Road (9 sales, $36 million median) are Point Piper’s two defining house addresses — the gap between them says as much about which specific mansions sold as it does about either street’s standing. The unit market, while still boutique by any normal suburb’s standard, is comparatively deeper: Wolseley Road alone recorded 72 unit sales at a $3.73 million median, genuine trading depth in a suburb better known for its houses.

Wolseley Road’s house median is more than double Wunulla Road’s. In Point Piper, that’s not volatility — it’s the difference between two harbourfront addresses that have never really competed on the same terms.
If you’re weighing up a sale on one of these streets, the suburb median only gets you so far. I price every appraisal against what that specific street has actually done — not just this year, but across the full cycle.
