Bondi and North Bondi sales: four weeks, two distinct markets

Bondi & North Bondi Sales
Market roundup · 28 Sep – 26 Oct 2026

Four weeks of sales. Two distinct markets.

I tracked the past four weeks of results across Bondi and North Bondi — fifteen sales with prices I could verify online, from an $830,000 Art Deco one-bedder to a $6 million block of four apartments. Here is the ledger, and my read on it.

Eight apartments, and one entire block.

The eight individually priced Bondi apartments ranged from $830,000 to $2.3 million, with a median of about $987,500. A separate sale of a whole four-apartment block reached $6 million. Art Deco stock dominated the month.

Worth a closer look

Three results that tell the story.

22 October · Bondi
$6,000,000
1–4/10 Penkivil Street

A four-apartment Art Deco block sold in one line — three two-bedders and a three-bedder. RP Data shows a $5.654 million sale at 10 Penkivil Street in August 2025, but that record may not refer to the same combined asset, so I treat the comparison as uncertain. Whole deco blocks rarely trade. When they do, they set the ceiling for everything around them.

9 October · Bondi
$2,300,000
6/29 Bennett Street

Two bedrooms, two bathrooms, double parking and about 100sqm. It last sold for $1.84 million in May 2021 — just outside the five-year window, so I won’t dress that up as an annual growth rate. The raw move speaks for itself: larger, parked apartments are where Bondi’s depth of demand sits.

20 October · Bondi
$960,000
5/245–247 Bondi Road

A one-bedroom Art Deco apartment with period details and generous proportions. The prior recorded sale was $500,000 in 2011. Fifteen years is too long a window for a growth figure, but it shows what patient ownership of good deco stock in Bondi has done over a full cycle.

North Bondi

Apartments to family houses.

North Bondi’s priced sales ran from a $915,000 one-bedder to a $5.71 million family home with a solar-heated pool. Two houses above $3 million sat in between — including a two-bedroom semi that last traded in 1996.

My read

Two markets are running side by side. Bondi’s month was an apartment market — deco one-bedders in the $800,000s finding first-home buyers and downsizers, and quality two-bedders with parking clearing $1 million to $2.3 million without fuss. North Bondi’s was a house market, where $3 million bought a two-bedroom semi and the family home on Brassie Street went to $5.71 million. For anyone buying property in the Eastern Suburbs, those are very different buyer markets despite the adjoining postcodes.

The gap between those registers is the story. Buyers are paying decisively for land, parking and position, and holding firm everywhere else. For owners thinking about selling a property, that means pricing and presentation matter more than ever. After four decades selling in these streets, that pattern tells me the market is discriminating, not weak — and a discriminating market rewards precise pricing far more than optimistic pricing.

The spread

Every verified sale, on one line.

Fifteen results from $830,000 to $6 million. Bondi clustered below $1.4 million with two apartment outliers and the block sale; North Bondi stretched from unit prices to prestige-house territory.

Filled cognac — Bondi apartments. Ink — North Bondi. Open circle — the Penkivil Street block of four, a whole-building sale rather than a single apartment. Hover any dot for the address.

How this roundup is built

What the data can — and cannot — say.

Verified only

Every price here was confirmed online against RP Data records, Domain street reports or public reporting. Listings with withheld prices are omitted entirely — they are not estimated, and they are not guessed.

No manufactured growth rates

Where a prior sale falls outside a five-year window — or the record may not match the same asset, as at Penkivil Street — I state both figures and leave the arithmetic alone. Fifteen-year windows do not produce honest annual growth numbers.

Known gaps

No online history record does not prove there was no earlier sale. And one figure remains in dispute: Andrews Avenue, reported at $2.1 million publicly and $2.15 million in RP Data. I flag it rather than quietly pick a side.

Thinking of selling?

Know what your street is really doing.

I have sold in Bondi and North Bondi since the mid-1980s — more than 1,000 properties across the Sydney Eastern Suburbs. If you want an honest view of where your home sits against these results, I’ll give you the numbers, not the pitch. You can also request a property appraisal based on current comparable sales.
