I have gone through 125 sales recorded in North Bondi and Bondi Beach since late January. That is 49 houses, 72 apartments and strata homes, and four sales that sit outside the usual categories. Every one of them is listed below with its price.
The short version: the median house sold for $5.31 million, and Hastings Parade is a market of its own. The median apartment sold for $1.67 million. One-bedders sit just under $1 million.
How to read this Every sale here has a recorded price. Four sales are listed but left out of the house median, because the record covers more than one dwelling or the scope of the sale is unclear. Duplicate records have been removed.
Semis, family homes and the oceanfront.
Number of house sales by price band, 22 January to 7 October 2026
Almost half the houses sold between $4 million and $6 million. The top was 148 Hastings Parade at $17.4 million in June. 99 Murriverie Road made $13.3 million in May. The lowest was a semi at 73 Wellington Street, $3.02 million.
North Bondi accounts for 41 of the 49, at a median of $5.39 million. The eight on the Bondi Beach side had a median of $3.54 million.

The step from four bedrooms to five is the big one, about $2.4 million at the median. Twelve of the houses were marketed as semis. Their median was $3.61 million.

All three Hastings Parade houses sold for $10 million or more. Wellington Street, on the Bondi Beach side, is the entry point: seven houses at a median of $3.62 million, four of them semis.
Buyers are also paying for sites. 31A/31B O'Donnell Street, a bungalow marketed with approved plans, made $9.35 million. 27 Hardy Street made $8.5 million on a similar footing.

At $5.31 million, a house here costs a little over half the Bellevue Hill median, and almost twice Bondi Junction.

Almost half sold between $1 million and $2 million. The top was the Ben Buckler penthouse at 6/168 Ramsgate Avenue, $13 million in May. 1/142 Brighton Boulevard made $10.5 million in June.

A third bedroom roughly doubles the price. Many of the three-bedroom sales are townhouses, garden apartments and penthouses, not standard flats.

Hastings Parade leads for apartments as it does for houses. Ramsgate Avenue has the widest spread: a studio opposite the beach at $808,000 and a penthouse at $13 million, on the same street.
On the Bondi Beach side, 22 apartments sold at a median of $1.76 million. Three of those sales are recorded at 81 Wellington Street, between $2.75 million and $4.65 million.

Apartment medians here, in Rose Bay and in Bellevue Hill sit within $100,000 of each other. The beach does not carry a premium over the harbour at this level.
