Woollahra’s house median has swung between $3.15 million and $5.45 million across the period without settling into a clear direction — up sharply through 2021–2022, back down in 2024, up again in 2025, then easing to $4.44 million this year. Unit prices have been the steadier half of the suburb, climbing gradually from $1.46 million to $1.63 million with none of the house market’s volatility.

Edgecliff Road anchors both sides of Woollahra’s market — 50 house sales at a $3.56 million median and, further along the same road, 183 unit sales at $1.41 million, making it one of the few streets in the Eastern Suburbs with genuinely deep trading history on both housing types. Queen Street (31 sales, $7.0 million median) and John Street (29 sales, $6.5 million) sit at the premium end of Woollahra’s house market, well above the suburb-wide figure.
