Dover Heights posted the strongest sustained house growth of any suburb in its immediate neighbourhood — median price climbing almost every single year, from $4.29 million in 2020 to $8.05 million in the first seven months of 2026. Unlike some of its neighbours’ more volatile swings, this looks like a genuine trend: volume has stayed reasonably consistent while price has climbed in a fairly straight line, only briefly pausing in 2022.

A median that climbs six years running, almost without a down year, is rare in this data set. Dover Heights is one of the few genuine straight-line trends in the entire six-year record.
Reading the street data
Military Road dominates both sides of the ledger here — 47 house sales and 37 unit sales, by far the suburb’s busiest address. Wallangra Road and Lancaster Road follow on the house side with medians well north of $5 million, reflecting Dover Heights’ position as one of the more consistently premium house markets in the area. Unit stock is thinner here than in neighbouring suburbs — only 15 streets qualify at all, against 30 for houses — underlining that this remains fundamentally a house suburb.
