Bondi Beach in 2026. The apartment capital of the East.

One hundred and forty-one sales to 1 October. Twenty-two houses, one hundred and nineteen apartments. $381 million, and almost three dollars in every four spent on apartments.

A market read plainly.

Bondi Beach is the most recognisable stretch of sand in Australia, and its property market is built around it. Apartments line Campbell Parade and fill the streets behind, the Pavilion sits on the promenade, and the houses, fewer every year, hold the quieter streets running back up the hill.

The 2026 record runs from 7 January to 1 October. 141 sales: 22 houses and 119 units, worth $380.7 million. Apartments carried $279.5 million of that, 73 per cent. The unit median is $1.80 million. The house median is $4.28 million.

No other suburb in this series trades as many apartments. Bondi Beach is the deepest apartment market in the Eastern Suburbs, and its top end, on the beachfront, now sells at prices most suburbs reserve for houses.

Volume, month by month.

March was the busiest month by a distance: 38 sales, 34 of them apartments. The first quarter as a whole produced 68 sales, almost half the year. The pace settled through autumn, dipped to eight sales in June, then held at 11 or 12 a month through winter.

Each dot is one sale. The apartments form a dense band from under $1 million to $3 million. Above them sit the beachfront results: 252 Campbell Parade at $15 million in April, 601/152 Campbell Parade at $12.15 million in June, and 20/2-4 Notts Avenue at $10.8 million in March. All three are recorded as apartments, and all three sold for more than any house in the suburb this year.

Where the money traded.

The apartment market is deep at every level. 76 of the 119 apartment sales were under $2 million, 14 of them under $1 million, and another 30 sold between $2 million and $3 million. Then the market jumps to the beachfront: ten apartments sold for $5 million or more, worth 23 per cent of the year’s value.

The house market is narrow by comparison. Fifteen of the 22 houses sold between $3 million and $5 million, and none reached $10 million.

The first quarter carried half the year’s value: 68 sales and $190.3 million. The second added 43 sales and $122.6 million, including the $15 million beachfront result. From July to 1 October, 30 sales traded $67.8 million, and only four of them were houses.

The top of the market.

The beachfront owns the top of Bondi Beach. 1 Ormond Street led the houses at $8.85 million, ahead of 10 Forest Knoll Avenue at $8 million and 15 Francis Street at $7.25 million. But all three of the year’s highest apartment sales sold above all of them.

The streets that traded.

Sales came from 29 streets. Campbell Parade led on volume and on value: 19 apartment sales worth $84.9 million, seven of them above $5 million. Curlewis Street followed with 12 sales, mostly apartments. Wellington Street was the house street of the year, with seven of its 11 sales houses, worth $39.3 million together with its apartments.

My view.

Bondi Beach is the apartment capital of the Eastern Suburbs. One hundred and nineteen apartment sales in nine months is real depth, and it means buyers arrive with evidence. A well-presented apartment with the right aspect will stand out against it; an ordinary one will be compared, and priced, against everything else on the market that month.

At the top, the beachfront has become its own market. Three sales recorded as apartments above $10 million this year, all of them priced above every house in the suburb. Outlook to the sand is the scarcest thing Bondi Beach has, and buyers pay for it whatever the title.

Houses are the rarer asset. Twenty-two in nine months, most between $3 million and $5 million. For a family looking to stay near the beach, the right house comes up rarely, and when it does, it is contested.

On the beachfront, the view is the price, whatever the title.

The 2026 figures are calculated from the Bondi Beach sales workbook (updated 3 October 2026) of 141 records dated 7 January to 1 October 2026, all with a published price and no duplicate entries. Several unit pairs share a price and a date: 14/102-106 and 37/164-176 Campbell Parade ($8.3 million each, 6 March), 1 and 21/16 Notts Avenue ($6.8 million each, 26 March), and pairs at 28-30 Simpson Street, 44-46 Curlewis Street, 157 Glenayr Avenue, 8 Jaques Avenue and 136-138 Curlewis Street. They are counted as separate sales, as recorded. Houses include one-storey records; units include standard and studio records. 252 Campbell Parade is recorded as a unit. The one October sale is included in the July–October figures. Medians, totals, bands and street counts are calculated directly from the 141 sales. Sales data is indicative, not a valuation.
