For many long-time homeowners in Sydney’s eastern suburbs, downsizing isn’t as simple as trading space for convenience. In fact, for most, the idea feels more daunting than liberating — and with good reason.
Let’s start with the numbers.
The average newly built 3-bedroom apartment in Sydney’s east is priced around $45,000 per internal square metre. With many of these apartments offering about 160 square metres, the price quickly climbs to $7.2 million — and that’s before stamp duty. Add another $389,000 in stamp duty (based on current NSW rates), and you’re in high-end territory.
Now compare that with the average family home in Dover Heights, Rose Bay, or Bellevue Hill, which also sits around the $7 million mark — often with more land, more space, and no strata levies. So the obvious question becomes: why downsize if it costs the same, or even more?
It’s Not Just About the Money
While cost plays a part, it’s not the full story. Most people considering a downsize are in their late 60s or 70s — and for them, the decision is often driven by lifestyle, not dollars.
Think:
Less maintenance
No stairs
Better security
Proximity to shops, cafes, transport, and medical care
The freedom to lock up and leave
The appeal is real. But the challenges are just as real.
Limited Supply, Real Hesitation
One of the biggest issues we’re seeing is a shortage of oversized, quality apartments under $7 million in the eastern suburbs. That lack of supply creates uncertainty. Many homeowners simply don’t know when to make their move — because they’re not seeing the right properties come to market.
This hesitation is often made worse by what I call “FOMM” — Fear of Making a Mistake.
And the questions are real:
What if I can’t sell my home for the price I want?
Should I sell first or wait until I find something?
What if I downsize and regret it?
These are valid concerns. The decision to leave a long-held home, full of memories, is emotional — and the logistics of selling, buying, and moving can feel overwhelming.
Don’t Wait Until You Have To
At Weiss Real Estate, we’ve helped many clients navigate this transition — and one thing we always say is: don’t wait until you’re forced to downsize.
The best time to plan is before it becomes urgent. When you’re healthy, mobile, and clear-headed, the whole process becomes easier. You get to move on your terms — not because of a sudden life event.
A Plan Brings Peace of Mind
Downsizing isn’t something you do overnight. It takes preparation, timing, and the right strategy. But with the right advice and a trusted agent by your side, you can move forward with confidence — knowing that your next home will suit both your lifestyle and your future needs.
It’s not just about square meters.
It’s about living well — with less stress, more convenience, and no regrets.
