Planning & Development News

10 000 Homes & a New Train Station

The NSW Government has announced plans to deliver Sydney’s first new heavy rail station in more than a decade at Woollahra, unlocking the potential for up to 10 000 new homes through rezoning around Woollahra and Edgecliff stations. Official statements note that the area is one of the most feasible LGAs for new housing and that infrastructure – schools, parks and water services – has capacity to absorb growth. The proposed station would provide an eight‑minute trip to the CBD and sit within walking distance of Centennial Park and Rushcutters Bay.

In February 2026 a development application was lodged for a six‑storey apartment building on Edgecliff Road that would deliver 29 apartments. The project, estimated at $36 million, forms part of the state government’s plan to add 10 000 homes to Woollahra by 2029. The site, at 101–115 Edgecliff Road, is a short walk from Woollahra Village and Bondi Junction and would be built under new low‑ and mid‑rise housing rules. Officials said the aim is to provide housing for people “being forced to move out of Sydney” and rebalance growth from the city’s west.

Why Woollahra?

Village atmosphere: Despite its proximity to the CBD, Woollahra feels like a village. Queen Street hosts art galleries, fashion boutiques, florists and some of Sydney’s most beloved cafés. The surrounding streets are lined with mature trees and period homes, creating a distinctive European feel.

Heritage & architecture: Woollahra’s housing stock is dominated by Victorian and Federation terraces, cottages and art‑deco apartments. Many properties have been sympathetically restored, preserving iron‑lace balconies, sandstone facades and high ceilings.

Lifestyle & amenities: Residents enjoy easy access to Centennial Parklands, Rushcutters Bay, the Royal Botanical Garden and harbour foreshore walks. Schools such as Woollahra Public School, Reddam House, Holy Cross Catholic and Sydney Grammar Preparatory School make the area popular with families. The suburb’s proximity to Paddington markets, Bondi Junction shopping precinct and the beaches ensures a lively weekend scene.

Future growth: With median house prices nearing $5 million and unit values trending upwards, Woollahra remains a prestige market defined by scarcity and lifestyle appeal. The upcoming rail station and associated rezoning promise to introduce new apartment stock and affordable housing. For investors and homebuyers alike, Woollahra’s unique blend of heritage charm and connectivity makes it one of Sydney’s most coveted postcodes.
